Windsor Over Peachtree was initially built in the 60’s. Unfortunately, this era will not be remembered as spectacular from architectural standpoint. And there is really nothing exciting about this 21-story high-rise. Amenities are fairly standard and include 24-hour concierge, gym, clubroom and swimming pool. But this building does have two advantages; location and price.


Location is attractive. Windsor is located on Peachtree on the southern end of Midtown and neighboring the famous Fox Theater. You are not as close to Piedmont Park and other entertainment venues as some buildings located further North on Peachtree, but there are still plenty of places you could walk to. MARTA train station on North Avenue is also just a few hundred feet away. Prices are attractive, especially when comparing with newer buildings. We have seen some two-bedroom units priced in high $100’s range which is very rare for Midtown.


Units are fairly sized. And since every living room has floor to ceiling glass, the space appears to be larger than it really is. Each unit has a well-sized balcony, which is covered and offers a decent amount of privacy. Views on both sides of the building are very attractive. South-facing units enjoy the views of Downtown skyline, while the North-facing units overlook Midtown. For units located on lower floors, views might be somewhat limited… but still decent. The original finishes are very outdated, but many units underwent renovations and some look quite modern. Unfortunately, there are no connections for washer and dryer, which can be a deal breaker for some buyers.
 

Another thing worth mentioning is that most utilities are included in HOA fees. This contributes to HOA dues being higher than you would normally see in other buildings, which can exclude some of the buyers from qualifying for financing based on the payment amount. And that also affects overall pricing of the units in the building. Plus, if you are a “saver” or do not occupy your unit full-time, you might be overpaying for utilities you are not using.
 

As you can see, there are quite a few cons to Windsor, but if your budget is rather low and you do want to live in Midtown than you should give this building some consideration.

1. Building looks quite old and not very attractive.
2. No washer and dryer connections in the unit can be a deal breaker for many.
3. Most of utilities are included in HOA fees, which makes them higher. This also means you are paying for utilities regardless of whether you use them or not.
