Twelve Atlantic Station was priced quite oddly when it was initially built. You see, Twelve Atlantic was constructed at the same time as Spire located on Peachtree Street in Midtown. Both buildings were developed by the same company and share a lot of design and floor plan similarities. At the same time Spire was priced about a $100 per square foot cheaper than Twelve Atlantic. Yes, Atlantic Station was and still is an amazing concept of city within the city built on the old industrial site, but we just could not justify the cost when comparing with the  prime Midtown location of Spire. As usual, time and market participants put everything in its place. Now Twelve Atlantic is priced cheaper per square foot then Spire and, therefore, offers a pretty good value for a typical “all glass” high-rise building.


Since lower floors of Twelve Atlantic are occupied by a hotel, residents have an opportunity to use some of the hotel services. There is also a Starbucks located on the ground floor of this building. And since you are in the middle of Atlantic Station, you can walk to the supermarket, multiple retails stores, restaurants, bars and even cinema. But such central location will come at a price. It can get quite noisy during weekends and events. Getting into your underground parking space may also become difficult during the holiday season and large events held at the Atlantic Station, as traffic sometime backs up all the way to the exit from the interstate.


The building itself resembles many others built by Novare at that time; Floor-to-ceiling windows, exposed concrete, 10 ft ceiling height. Floorplans and finishes are fairly generic, but as the building gets older, many homeowners are updating their units making them more unique and attractive. Some of the units have great views of the city, others not so much… a lot depends not only on the floor height, but also on the location of the unit. Amenity package is pretty standard for this type of the building and offers concierge, gym, clubroom and swimming pool (oddly located on the north side of the tower). 


Bottom line; if you like Atlantic Station enough to live there, then Twelve Atlantic might be one of the best buildings from price to value standpoint and you should definitely take it into consideration.

3. You are in the heart of Atlantic Station with an abundance or retail and restaurants.

Top 3 things we HATE about this building:


1. Pool is located on the northern side of the building, which gets shaded by the building as soon as sun crosses over.
2. You are in the heart of Atlantic Station, so it can get noisy on the weekends.
3. Since underground garage shares entrance with Atlantic Station’s parking deck, during holiday season and events it is quite challenging to get in and out due to traffic.
