Peachtree Residences was originally built as a “Post Apartments” property. In the mid 2000’s it was converted into condominium and sold out. Even so this building can be found right on Peachtree Road it is located in a rather quieter residential setting of Buckhead. You will be fairly far from the traffic and noise of Lenox Mall or Buckhead Village. Right across the street is a park-like setting of Garden Hills neighborhood with beautiful treelined streets, perfectly suited for walkers or joggers.

Building amenities are nice, but not spectacular. There is 24-hour concierge, fitness center, conference room, gardens with a fountain and rooftop deck with a hot tub. Views from the rooftop are impressive. What is lacking is a swimming pool, which is quite unusual for a high-rise located in Buckhead. Another negative is rather higher HOA dues, which really does not correspond with the level of amenities.

The units in the building can be divided into two categories: flats and two-story “loft style” units. There are also penthouse units, but those are rarely on the market and are usually priced pretty high, therefore we will discuss only flats and lofts. Most flats in our opinion are quite uninteresting. Some are really small, some have pretty boring layouts. Two-story units, on the other hand, offer something unique. First of all, there are not many options for two-story condominiums in Buckhead. Second, the overall feel of those units is quite attractive with soaring 20-foot ceilings and abundance of light from the wall of large windows. Third, these units usually range from 1,100 to 1,600 square feet. And price per square foot for those units is 30%-50% lower than in other comparable buildings in the area. Finishes in the units are ok. They are not totally outdated but do start showing signs of aging. Some units however, were renovated by previous owners and those look very modern.

With all that being said, if you are looking for a quieter setting in a prime Buckhead location or would like to have a spacious loft-like unit – Peachtree Residences might be a great choice for you… well, as long as you are ok with the absence of a swimming pool.
