Let’s start by clarifying one important fact. Even so both towers look very similar, they are two different condominiums. Each tower has their own HOA and amenity package. Mayfair Tower was built in early 1990’s while Mayfair Renaissance was built in early 2000’s. There are quite a few differences between these towers. However, we decided to review them together because most clients interested in one are usually also interested in the other.
Since both towers are located next to each other they both share a prime midtown location. Buildings are right across the street from W Midtown hotel, close to Peachtree Street and party venues located on Crescent Ave. But the proximity to Piedmont Park makes this location just unbeatable.
Architecture of Mayfair is classical with some elements of European design. In our opinion this look is timeless. These towers looked well 15 years ago and more likely will look well in the next 15. Of course if you like modern contemporary buildings Mayfair may not appeal to you and there are plenty of alternatives to choose from. At the same time, some of the units were nicely renovated over time and provide very modern feel inside of the unit. We have seen some owners strip support beams to expose concrete and make their space look lofty. At the same time there are some things no renovation can fix. First one is the ceiling height… Ceilings are just low in comparison with newer buildings which offer at least 10 ft of height. Second one is windows… Some of the units have small ugly windows and balcony doors… which resemble windows and patio doors you would find in cheap starter homes.
Both buildings offer great amenities, including concierge, clubroom, library, gym. At the same time only residents of the newer Mayfair Renaissance have access to the pool. Therefore if swimming is important to you, this factor needs to be taken into consideration. On the other hand, HOA dues per square foot are lower in Mayfair Tower and can offset your swimming pool admission fee elsewhere.
At the end of the day, we believe that location and the fantastic views make up for the shortfalls mentioned above.

3. Excellent location within a few hundred feet from the main entrance to Piedmont Park.
Top 3 things we HATE about this building:
1. Low ceilings in Mayfair Renaissance and very low ceilings in Mayfair Tower.
2. Virtually no guest parking and few parking options around the building.
3. Some of the units have small ugly windows and balcony doors… just like ones you would see in starter homes.
