Fair & Walker was initially built in the mid 2000’s. The market was extremely hot and pricing went from high to ridiculous. When crisis of 2008 came, many of the units went through the foreclosure process and ended up on the market at bargain pricing. Since then prices has recovered and in some cases surpassed their "pre-crash" levels. However, if you are looking for a townhome in the city with a garage and a private rooftop deck, Fair & Walker still presents a pretty good value.


The units need to be divided into three categories. First one is flats. Those are located inside the gate in two buildings each containing 6 one-bedroom one-bathroom units. Narrow “shotgun” floorplans are almost identical for all of them and with all due respect are pretty uninteresting. Second category are 1st phase townhomes which form perimeter along Fair and Walker Streets. These are the most interesting units in our opinion, because all of them have “live-work” zoning and they all have store-fronts on the ground floor facing the street. This allows residents to not only live in this unit, but also conduct business there. Another cool feature of those townhomes are the large private rooftop decks with some views of Atlanta’s skyline. When it comes to floorplans, some are pretty decent and some have quite poor layout. Third category are 2nd phase townhomes. These townhomes are wider and larger than the ones seen in the first phase. However, they are located outside of the gates and even so they are also zoned “live-work” they are missing the store-front window which makes them less attractive for business operation. Their rooftop decks are being accessed from one of the bedrooms and rather have a feel of a large balcony than a rooftop deck.


Finishes in all the units are fairly average. Typical cabinetry with granite countertops, average stainless-steel appliances, concrete flooring on the ground floor, hardwoods on the main level and carpet in the bedrooms.
 

There is not much in terms of amenities. There is a small gym and… that’s about it. But on the other hand, HOA dues are pretty low. And where Fair & Walker lacks in amenities, it makes up in the vibrance and ambiance of its artistic location. Castleberry Hill is full of funky shops, restaurants, galleries and studios. So, if you are looking for a “live-work” space and there is a unit available for sale (especially a townhouse in the first phase) you should definitely give it a shot and check it out.
