Eclipse was one of the first Novare buildings in Buckhead and it sold out very fast, just like many other projects constructed in the mid 2000’s. At the time of construction this location was a very different one. Over the years it has transformed from a nightlife hotspot into a high-end retail and entertainment district. At the moment, we think this location offers the best of two worlds. On one side you have Buckhead Village with amazing choices for food, shopping and true city life experience. On the other side you have a park-like setting of the Garden Hills neighborhood with quiet treelined streets, suitable for walks and giving you an impression you are far away from the hustle and bustle of the city.
When it comes to the units, then you will find your standard set of plans and finishes offered in other Novare buildings such as Metropolis, Spire, Twelve etc. However, there are some differences we want to point out. Some are good, others not so much. For example, some of the one-bedroom floorplans are designed as corner units with beautiful floor to ceiling corner windows. They look very attractive and probably some of the best options for one-bedrooms. At the same time there are some units, which do not have floor to ceiling windows, and that in our opinion makes them less attractive (and less marketable). Another “anomality” of Eclipse is that units here start from the 3rd floor, not 7th or 10th like in many other similar high-rises. And owning a unit on the 3rd floor of a high-rise is just not fun. When it comes to finishes, kitchens and bathrooms are almost identical to the other Novare buildings. They are still fairly modern, but offer nothing special.
The amenities are nice. There are a rooftop pool with the views of Downtown and Buckhead, a gym, a clubroom, 24-hour concierge. Nothing is really missing in this department and the HOA dues are also reasonable for this level of amenities.
Overall, Eclipse is a nice building in a great location priced reasonably well for what this building has to offer. If you choose to live here your main focus should be picking the right floorplan for the right price. But that is something our team can assist you with.

Top 3 things we LOVE about this building:
1. Great location in the heart of Buckhead Village.
2. Being adjacent to the park-like setting of residential Buckhead.
3. Reasonable HOA dues and lower price per square foot for a modern glass building.
Top 3 things we HATE about this building:
1. There are quite a few units without floor-to-ceiling windows, which are weird for a glass high-rise building.
2. Most two-bedroom floorplans are small in terms of square footage, especially the corner units.
3. Unlike most other Novare buildings, in this high-rise units start from the 3rd floor :-o
