If you are tired of all the glass high-rises and looking for a condo which can resemble a traditional home then Dakota might be an interesting option for you. Units in this mid-rise feel more like traditional houses and offer similar style features. For example here you will find fireplaces, columns, tray ceilings, bay windows with plantation blinds etc. There are also some nice touches, such as ceiling fans installed on each balcony, which allows you to sit outside and enjoy a little bit of a breeze. Floorplans are rather larger then what you will normally see in other buildings in the area. One-bedroom units offer almost 1,000 square feet of space. Most two-bedrooms will be over 1,500. There are also two-story units with private entrances which offer townhome style living. Some of the units have been magnificently upgraded to a luxury home standard. Other units may offer you just an average level of kitchen and bathroom finishes.


Amenities in Dakota are decent. There is a gym and rooftop pool. They do show some signs of aging and when you compare them to the expansive packages offered in newly constructed buildings they just don’t look too exciting. On the other hand, HOA dues in Dakota are very reasonable and currently are about 25%-30% lower than you would find elsewhere.


Location is great. Dakota is nestled between Juniper Street and Piedmont Avenue and is within a short walk to both Peachtree Street and Piedmont Park. It is Midtown at its best. Tons of restaurants and bars as well as close proximity to residential Midtown, ideal for relaxing walks away from the noise.


So, if you are looking for rather traditional design in your future home and prefer larger spaces versus posh amenities then Dakota might be a good option for you. However, if you prefer something more modern, then there are plenty of alternatives.

2. Spacious floorplans with traditional design.
3. Very reasonable HOA dues in comparison with other buildings in Midtown.

1. Amenities are decent, but not as posh as you can see in other buildings in the area.
2. Very traditional design of the units may not be appealing to all the buyers.  
3. Most units don’t offer any kind of interesting views.
