You may be wondering why we have a building like Alhambra on our list. It is small, old and does not seem all that special to be reviewed on our website. Well, the reason it makes the list is that Alhambra is a representation of a certain segment on the market. You see, there are quite a few small, historic buildings situated along Peachtree Road from Midtown to Buckhead. Due to their size it is hard to predict when any of the units in any of those building might be available for sale and that is why they are often being omitted by the real estate agents. Why should we care about those buildings? Well, they possess two very important features: location and low price. As a rule, the best locations in the city are quite expensive, therefore finding a unit in a prime spot inexpensively is considered to be a great deal! What will you have to sacrifice in return? First and foremost – amenities! These buildings were built a long time ago… some are over 100 years old. At the time of construction, things like covered parking or swimming pool were not planned. That is why, in most cases you will only get a parking lot and communal hallways as your amenity package )) At the same time, you still have to pay HOA dues to cover the maintenance of the ageing building and even so they are lower than most buildings with amenities, you may feel you are paying too much.
But let’s remember, you are getting a great location and paying much less. For example; in Alhambra you could purchase a 2-bedroom unit around $150k-$160k. In the neighboring Gallery 2-Bedroom unit will cost you 3 times that amount. Yes, they are entirely different in terms of the product, but while being virtually in the same location, once costs $300,000 less than the other!!!
